FSBO - For Sale By Owner Advice

Real estate transactions can be extremely difficult. The common myth that selling real estate is easy has lured many home sellers into making expensive mistakes by trying to sell their own home.

Real Estate Agents are needed more than ever in the current market. There are currently over 7,000 listings in the Pikes Peak MLS. Real Estate Agents are using every marketing advantage they can create against their competing agents to get their listings sold. What can a For Sale By Owner home do to beat this competition? Not much as the best Realtors in the market have powerful marketing systems in place that no FSBO marketing can compete with.

Many people assume that all you need is a sales contract, an internet ad, a classified ad and a "For Sale" sign. The most basic step of setting the correct sales price is often overlooked and leads to overpricing the home. It is imperative to have a professional provide a market analysis and weigh all of the most important factors of a property including but not limited to; the location, size and condition of the home, recent selling prices in the area, and the relationship between the local supply of homes and the number of qualified buyers.

Many problems can arise throughout any regular transaction. An experienced Realtor can handle any number of problems as they have probably seen it before. Sellers in the FSBO process do not have this type of experience and might mishandle contingencies, home inspections, title clearance, deadlines, disclosures and any other problem that could arise(There is not enough space to list the 1000’s of things that could go wrong). The advice and guidance of an experienced real estate agent is essential to ensure that you avoid the risk of expensive litigation and ensure a successful home sale. The Fed Has Cut The Key Interest Rate by Half A Percentage Point

The Federal Reserve acted on calming the market by dropping the Key Interest Rate by half a percentage point today. It was expected that the Fed would meet today and drop the interest rate a quarter point. With the worst housing market in 16 years it is apparent that this drop was needed, although some economists predict three or more rate cuts to avoid a recession. Fed Chairman Ben Bernanke is walking a thin line between dropping rates and stirring up a side of inflation. There has been an ease in inflation pressure helping the Fed in their aggressive and needed handling of the housing market. In the end a recession will probably be averted if the Fed continues to keep aggressively involved.

Colorado Springs Schools In Top 25

Relocate-America recently released their list of the top 25 cities to go to school for 2007. It does not surprise me that Colorado Springs made it under the top 25. There are many wonderful schools throughout all of the districts here. Their poll took into account the quality of the schools and choices in educational offerings for children. Relocate-America stated that their list was determined as follows; "Our list recognizes communities with strong support and spirit for their local schools, high parental involvement, strong academic achievement and performance, caring faculty and staff and successful extracurricular programs with opportunities for children to explore and excel in many areas of interest. We recognize a variety of school types, including public schools, private programs, Christian-based and specialized/vocational educational opportunities."
