New Shopping Center Planned for Falcon

Woodmen Hills and Meridian Ranch have seen some sizeable growth east of Colorado Springs. Retail supply has been slowly catching up to the area, but there is still quite a bit of demand for more convenience in the area. North American Development Group has contracted to buy almost 40 acres on the northwest corner of Woodmen and Meridian roads to answer the demand. They envision a 232,700 square-foot shopping center, to be called Falcon Highlands Northwest. This shopping center is designed as a 130,000 square-foot box with several smaller sites that would accommodate restaurants, banks and automotive parts stores, and other miscellaneous stores. The developer hopes to receive approval from El Paso County to start construction in 2009, with shops opening in 2010.

Safeway, Walgreen’s, and Wal-mart are just a few of the large stores already located in and around Woodman Hills and Meridian Ranch. Many fast food and sit-down restaurants, dry cleaners, banks and other stores and services have added convenience to the location as well. Lowe’s is expected to add a store soon near Meridian and U.S. Highway 24. Woodman Hills and Meridian Ranch are on their way with this continued growth in the area.

Garden of the Gods is one of the most spectacular and scenic parks in all of Colorado. It is a nationally recognized public park that has amazing views and rock formations that will astonish you. Located on the West end of Colorado Springs at 1805 North 30th Street, this park is easily reached from anywhere in Colorado Springs. Entrance to the park is free and many tours are available at no cost. Garden of the Gods boasts almost 1400 acres of open space and 5 miles of trails for hiking, walking, mountain biking and horseback riding. Rock climbing is another activity that is popular since the park has so many wonderful rock formations (A permit must be obtained for climbing). Free naturalist led walks occur daily and present fascinating teachings about wildflowers, rattlesnakes, gold-seekers and many other topics. Your final loan will not be approved until your lender orders a professional appraisal of the home to make sure that the agreed-upon selling price is justifiable based on the current market value of the property. The cost of the appraisal is typically determined by the complexity of the appraisal report and the time required completing it. This cost is generally factored in as a closing cost.

A professional appraiser will select the appraisal method that is applicable to the particular property to arrive at an unbiased opinion of value. One approach is to look at comparable homes in the area that have sold within the last six months. If there are a number of similar properties that have sold recently, the appraiser's job is easy. Fort Carson Aims to Expand to 30,000 Troops by 2010

There has been talk for a while now that Fort Carson will have an increase in troops. There has not been much of an impact yet, but the Army projects that Fort Carson will more than double its troop size by 2010 from its pre-war number of 14,500 in 2003. Fort Carson has been building for this massive growth and is planning to be one of the largest Army installations in the country. Fort Carson will be home to five combat brigades, two division headquarters units, a special forces group and a number of support troops. Millions of dollars have and will continue to be pumped into the local economy of Colorado Springs from the continued growth of Fort Carson.

I have heard from many people relocating to Colorado Springs and Monument (El Paso County) that our property taxes are extremely low in comparison to many other states /counties. This has always provided a nice suprise for people searching for homes in Colorado Springs and Monument.

El Paso County unleashed an even bigger suprise on Monday afternoon though. They made the decision to lower the 2008 property tax rate to 7.514 from this year’s 7.710. This may not seem like a large amount, but a drop shows that El Paso County is not agressively pursuing tax increases like some other counties around the nation.

Cooper Tower is a well designed hotel and mixed-use complex which is soon to be Colorado Springs Tallest building. This will be a significant addition to Downtown Colorado Springs. The Cooper Tower will be located on North Nevada Avenue, between Pikes Peak Avenue and Kiowa Street. Final approval is expected next month with a ground breaking in Spring of 2008. Completion of the Cooper Tower is expected in Spring of 2010.

The 37,000 square foot high-rise building will provide the following:
*Main level retail, restaurants and kitchen space
*Three levels of above-grade secured parking
*Two floors of meeting space, offices and ballrooms
*Many amenities like a swimming pool, outdoor patios, a spa and fitness center and more.

Frontier Airlines Is Coming to Colorado Springs!

Frontier airlines announced it is going to build a $25 million maintenance hangar at the Colorado Springs Airport bringing around 225 jobs to Colorado Springs within the next 2 years. The Colorado Springs Airport has not seen such progress in over a decade. They have tried bringing in other low-cost carriers with no luck. Southwest Airlines was a possibility 2 years ago, but they ended up in Denver. The other fantastic news is that Frontier airlines will be providing a flight from Colorado Springs to Denver by late Spring of 2008, with the possibility of other flights being added in the future.

The Colorado Rockies Are Going to The World Series!

What an incredible time in Colorado sports. I usually don’t use this blog for sports, but it is kind of hard not to. The Colorado Rockies have had a Cinderella post season this far and have won the last 7 games in the post season in a sweep to get to the World Series. Whoever faces them in the World Series has got to be a little nervous to say the least.

The best part of the team is that 15 of its 25 players on the post season roster are home-grown. With this the Rockies are a young team and should be a success for years to come. The Colorado Springs Sky Sox, our local AAA baseball team, has had a lot to do with the Rockies success. Sky Sox games have been fun over the years to watch and continue to be with the talent they are sending to the Rockies. 20 of the 25 players on the Rockies post season roster have played for the Colorado Springs Sky Sox with 13 of them playing in 2007.

The Fed Has Cut The Key Interest Rate by Half A Percentage Point

The Federal Reserve acted on calming the market by dropping the Key Interest Rate by half a percentage point today. It was expected that the Fed would meet today and drop the interest rate a quarter point. With the worst housing market in 16 years it is apparent that this drop was needed, although some economists predict three or more rate cuts to avoid a recession. Fed Chairman Ben Bernanke is walking a thin line between dropping rates and stirring up a side of inflation. There has been an ease in inflation pressure helping the Fed in their aggressive and needed handling of the housing market. In the end a recession will probably be averted if the Fed continues to keep aggressively involved.

Relocate-America recently released their list of the top 25 cities to go to school for 2007. It does not surprise me that Colorado Springs made it under the top 25. There are many wonderful schools throughout all of the districts here. Their poll took into account the quality of the schools and choices in educational offerings for children. It is that time of year again! The Parade of Homes is in progress. It started on August 17 and goes until September 2. There are a total of 46 homes to view in the parade. The most exciting homes to see are the 16 that are over 1 million dollars. Do not let that stop you from viewing the other homes in the parade as well. The main parade sites are The Black Forest Reserve and The Preserve at Walden. Now that the nest is empty, you may want to be closer to certain amenities, or you may want to find something with a floor plan that meets your new needs.

There are many important advantages to buying a smaller home or condo, such as lowering your property taxes, simplifying property maintenance, and generating cash which can be put into income producing investments. The tax laws should also be considered which allow capital gain exclusions whether you buy up to a more expensive home or buy down to a less expensive one.

It has been a while since I have posted anything. There is plenty going on in the Colorado Springs and Monument Real Estate markets to talk about though. The weather is warm and houses are moving despite what you hear on the news.

The volume of homes sold has gone down from this time last year and building permits for new construction are down by 40%. We are currently in a buyers market where homes are selling if they are priced correctly. It is imperative that sellers price their home competitively with what's on the market.

Colorado Springs is made up of many different areas as you will find in your search. The Northeast, East, Central, and Southeast areas make up the core of Colorado Springs. The Central area consists of many unique homes built at the turn of the century. Homes can also be found in the Central area that were built clear up to the 1960’s. The majority of homes in the Northeast, East, and Southeast were built from the 60’s to the 90’s. The average price per SF in these areas is between $95-$115, where the Southeast is one of the least expensive areas to buy in.

Powers, Briargate, Northwest, West, Old Colorado City, Manitou Springs and Southwest are the areas just outside the core. These areas are quite different from one another. Powers is a large area that consists of homes built from the mid 60’s in the south to homes that are currently being built as you move up north. Briargate is complete with homes built in the 70’s where new construction is still available. The average price per SF in these areas is between $100-$120 per SF.

Northwest, West, Old Colorado City, Manitou Springs and the Southwest are areas that are tucked up against the foothills of Colorado Springs where some of the most high end properties can be found in Colorado Springs. Some of the oldest and most unique homes in Colorado Springs can be found at the base of the foothills in these areas, while newer luxury homes can be found as you climb up the foothills. The average price range for homes in these areas is between $110-$150 per SF.

Northgate, Black Forest, Tri-Lakes, Falcon, Fountain Valley, Ute Pass and Woodland Park are all areas on the outskirts of Colorado Springs. Northgate, Black Forest, and Tri-Lakes are just north of the core of Colorado Springs where many custom homes and acreage properties can be found. These areas are also popular for there location in comparison to Colorado Springs and Denver. The average price range for homes in these areas is between $110-$120 per SF. Many high end properties can be found in the Northgate, Black Forest, and Tri-lakes areas.

Falcon and Fountain Valley are some of the least expensive areas to live in where the average price per SF is $90-$100. Falcon has a number of acreage properties, while Fountain Valley has all ages of homes including New Builds. Properties go down in price slightly as you travel further east.

Woodland Park & Ute Pass are areas deep into the foothills just west of Colorado Springs where many different properties can be found. Find anything from a cabin to a custom new build in these areas, where acreage is not uncommon. The average price per SF in these areas is between $120-$140.

Is Mortgage Insurance Really Tax Deductible?

Here in Colorado Springs, Monument, and nation wide mortgage insurance has become a tax deduction following certain conditions. Mortgage insurance has been around since the late 1800's, but only now has it been passed by both the House of Representatives and the U.S. Senate as a tax deduction. This will provide more options to potential buyers and will even help bring more buyers to the market.

Only buyers who close loans during and after 2007 and make less than $100,000 per year will be eligible to deduct all the mortgage insurance paid for the year. I have heard that the average tax savings will be around $300-$350. Check with your local lender and accountant to see how this could effect you.

Ask your lender if this type of loan would work best for you. An experienced lender will be able to find the best loan for your situation. This change is just one of many that can benefit your home buying ambitions.

Colorado Blizzards of 2006

Here in Colorado there is usually one storm during the winter or even spring that brings a mass amount of snow. Just recently we have been hit with two of these major storms in less than two weeks. This is highly unusual considering I was born and raised in Colorado Springs and cannot remember seeing anything like this. Colorado's versatile weather makes things interesting. Just after each of these storms the sunshine came out and began working on melting the snow. Colorado Springs and Monument have up to 300 days of sunshine a year, which helps prevent permanent snow cover during the winter.

In Colorado Springs and Monument you can expect to stay in your home for at least one to two days after a storm like this. By this time the snow plows clear the main roads, and it is usually up to you to make your way off of the side roads until they get to them. Not a problem with a four wheel drive vehicle, although regular cars are seen out driving as well. Between the snow plows and sunshine the roads quickly become clear.

Consider the snow days a great time to relax and enjoy the white covered landscapes. These snow storms provide 80 percent of Colorado's water supply and our essential to our communities.

Full Service Realtors vs. Discount Realtors

A 2006 National Association of Realtors® Profile of Home Buyers and Sellers, based on more than 7,500 responses to a questionnaire mailed to a large national sample of consumers found a number of interesting stats from the services offered by Realtors.

The statistics show that most sellers prefer full-service brokerage, where professionals handle all aspects of the transaction process from listing to closing, including preparation of the home for sale, pricing, marketing, showing the home, contract negotiations and closing. Limited services are usually provided by “discount brokers” where sellers take a more active role in the process such as showing their homes themselves or preparing the contract. This can be compared to using a “discount surgeon” where the real estate agent preps you and allows you to do the surgery. As uncomfortable as that sounds experience is the important factor, and the numbers show that full service Realtors are preferred for handling what is most people’s largest investment.

The survey finds 83% of sellers use full-service brokerage, 9% limited services and 8% use minimal service, such as simply listing a property on a MLS. The numbers also show consumer satisfaction where the level of brokerage service varies, with 71% of sellers being very satisfied with their full-service experience and another 24% somewhat satisfied. Limited services also received high marks with 76% being generally satisfied; however, 50% of sellers using minimal service were dissatisfied with their experience.

After viewing these numbers it is easy to see that Full Service Realtors provide the greatest potential for a trouble-free move. Make sure to ask what services are provided when interviewing a Realtor to make sure you are truly receiving “Full Service.”

More Homes Planned For Monument, Colorado

Monument has been booming lately. Homes have been going up like mad east of I-25 while Historic Monument west of I-25 has stayed, well, historic. According to an article in The Gazette, recent numbers show Monument has more than doubled in population within the last 6 years with plenty of new shopping centers going up including, yes a Wal-Mart.

Historic Monument remains much the same, but not for long. The development and construction of homes in and around Historic Monument is set to begin in late 2007 to 2008 according to an article written by The Gazette.

Over 150 homes will be built around Monument Lake which in my mind will provide some much needed “water view properties.” This development, dubbed Lake of The Rockies in Monument, will provide a nice niche market in the area.

Other proposed developments in the area include Home Place Ranch, Promontory Pointe, Sanctuary Pointe, and Wakonda Meadows. It will be interesting to see how Monument’s growth continues.

Last time I checked there were over 4,000 real estate agents in Colorado Springs, Monument and the surrounding areas covered by the Pikes Peak Association of Realtors. That is a large number compared to the population in these areas. There are a number of real estate agents that have their license but are not practicing currently. Part time real estate agents can be found as well. With all of this in mind, there are many real estate agents out there to choose from.

Who are you going to choose to assist you with what is probably your greatest investment?

Knowledge, professionalism and experience are the important factors to consider when selecting a Real Estate Agent. You should also look for someone who listens carefully to what you want in a new home and who knows the market well enough to find the right house for you within a reasonable period of time. What does the housing inventory look like?

As of September, 2006 there are a total of 5,929 Single Family Homes / Patio Homes on the market, which is a 33.7 % increase in inventory from the same time last year. There is a 30.5 % increase in available Condos / Townhomes with an inventory of 919.

What do home sales look like?

888 Family Homes / Patio Homes have been sold in the month of September, which is 27.9 % less from the same time last year (1,232). Condos / Townhomes happen to have an equal number of sales from the same time last year coming in at 156 units sold for both years (0% change).

What does all this mean?

It could mean a number of things of course, but here are some ideas to think about. This is not just some odd phenomena happening only in Colorado Springs. Inventory has flooded the market, while the number of homes being sold has decreased.

After going to national real estate conferences and talking to many other real estate agents lately, I have found that this change in the market is occurring nationally. I have also come across this issue with clients relocating here who are waiting to sell their homes to make the move. All these homes on the market nationally represent a potential buyer in my mind. There are close to 30% more homes on the market and 30% less sales/buyers, making this simple comparison hard to ignore. If a home is sold a home will be bought evening out these drastic numbers. Of course there are foreclosures and other problems adding to these numbers.

Buyers

If you are in a position where you do not have to sell and can buy whenever, this buyerÂs market is the place for you. You have tons of homes to choose from and have nothing holding you back to make the move.

Sellers

If you are in a position where you need to sell first, you are not the only one out there. DonÂt let the current market scare you, because selling your home at a fair price will let you buy a home at a fair price in this current market. If you are buying a more expensive home, this can actually work best within this buyerÂs market. Make sure you have a great real estate agent and a targeted marketing plan. What makes your home unique over your competition? Make sure your home is priced competitively to your direct competition. Your real estate agent will let you know what that is to market accordingly.

July 2006 Statistics for All Listings & Sales

The much anticipated listing and sales summary for July of 2006 has just been released for Colorado Springs, Monument and surrounding areas by the Pikes Peak Board of Realtors. There are some astounding trends in this actual report.

There are 5,985 homes available in Colorado Springs and surrounding areas. This is the highest number of homes available in any month since July of 1988 where there were 6,119 available listings. There were 1211 properties sold in and around Colorado Springs in July this year compared to 1988's 322 sales. The number of available homes may be fairly close but the markets then and now are quite different. Today's market is much stronger.

There are 35% more homes on the market than this time last year with sales down 9%. So what does this mean and how does it effect you?

Buyers this means more choices and better prices for you. You have a lot to choose from. Foreclosures are a good part of this statistic, so stay clear of any risky financing that could potentially hang you out to dry.
Sellers this means make sure you have a full service real estate agent who can give you a competitive advantage in this flooded market. Never choose a real estate agent by how much they say they can get for your house. Many agents will say what you want to hear. Choose an agent that can provide realistic data on the value of your property and make sure they have an extensive marketing plan to beat your competition.

Selling Your Home in The Summer

Sellers- I have noticed that homebuyer's interests are definitely focused on the outside of the home and air conditioning during these summer months. Enough to overshadow some of the interests on inside features. Make sure your yard, patio/deck and other outdoor areas are maintained and set for showing just as the inside of your house. Most sellers do not set there outside for showing as they do on the inside, so be creative. This will make quite a big difference during the summer. Most buyers enjoy spending time outside during these months and picture their time outside in their dream home.

It is also important to make sure you have a nice cool house for people viewing it. If it is hot and stuffy they will most likely rush through it so they can get back to the air conditioned car or even the next house (your competition). So do what ever it takes by using air conditioning, opening windows, running fans, ect.

Last but not least leave the blinds open to bring the outdoors in. This should be done year round, especially during the summer.

Buyers- Try not to view homes as if there is only one season. With summer here do not forget about the other functions of your home. If it snows does the driveway have a dangerous slope? Where are you going to spend most of your time inside when it is cold out? These are just a few examples. Look at everything that is important to you.
